This 150 hec­tare de­vel­op­ment on the Caspi­an Sea in­cludes 1500 small vil­las and a broad range of re­cre­ation­al fa­cil­it­ies. The spe­cif­ic cli­mate con­di­tions, e.g. pre­vail­ing wind were ad­dressed in the design of the in­di­vidu­al build­ings as well as in the de­vel­op­ment and pre­ser­va­tion of the green spaces. A mix­ture of res­id­en­tial areas with fa­cil­it­ies, parks and activ­ity areas are al­ways loc­ated in walk­able dis­tances. Neigh­bour­hood, hous­ing lay­out and the land­scape design were care­fully chosen to gen­er­ate in­ter­est­ing views to the sea, the land and moun­tains.
